Manufactured(mobile) homes are homes that were constructed to HUD Title 6 construction guidelines that took effect after June 15, 1976. Manufactured homes that were built according to HUD requirements will have two forms of identification, a certification and a data plate. It is important while you are looking at manufactured homes that you locate these items to make sure that the home was built according to code. In addition each manufactured home will have tie down requirments which were modified in 1994, an engineer is usually sent to the manufactured home to make sure that the tie downs are up to code for all FHA financing(conventional financing customarily does not require engineering reports in most cases).
First Cosmopolitan Mortgage cannot finance manufactured homes that are on leased land or in co-ops, condo associations also have additional requirements. With an FHA loan you can purchase a manufactured home with as little as 3.5% down as long as the home will be your primary residence. Veterans can also purchase a manufactured home with no money down based on their VA entitlement. Conventional and FHA financing also require that the home has not been moved after the initial installation from the factory, VA allows one move.
